24 Unit Syndication in Wheat Ridge
While many people were hesitant about doing deals during the pandemic last year, I kept moving forward. With the 13th highest GDP in the country and the amount of people moving to the city, Denver is still a great place to buy property. In this case study, we’ll look at an apartment building The VareCo bought in the fall of 2020, how we were able to turn the units and raise rents during a pandemic, and why I sold when the market was hot. Sometimes, the market changes faster than anticipated, an...

Denver Real Estate MLS Market Stats – October 2021
The Denver MLS trends data for October 2021 is now out. The average home sale price went down from the previous month, from $618K in September to $612K in October. However, the median home price still went up. Listings are also down from the previous month, from 6100 to 5300. In October of 2020, listings were at 6300. The average rent price has gone up from $1505 last October to $1725. This makes sense because vacancy rates are so low at 3.8%. The market is cooling off a little bit, but it’s st...

2021 Goals Status Check with Chris
I recently returned from a river rafting trip, and it inspired me to see the river as a metaphor for life. Stay with the current; go with the flow; and you’ll get to your destination. If you choose to go against the current, you can work hard without making a lot of progress. Bottom line: stay with the current knowing your goal, and you’ll get there sooner or later. With that in mind, I’ve been reviewing my goals for 2021 to see how much progress I’m making. These are the goals I wrote in The 2...

Denver Real Estate MLS Market Stats – September 2021
The Denver MLS trends data for September 2021 is out. The biggest factor I’m looking at is inventory because that’s pure supply and demand—it shows us what’s going on in the market and forecasts the future. Though inventory increased by 11% from August to September 2021, that’s not enough to significantly move the needle. It’s still a seller’s market, but it’s going in the right direction. Looking at Your Castle’s Q3 income trends for multi family properties, we can see that the number of multis...

Denver Real Estate Trends – August 2021
The Denver MLS trends data for August 2021 is out. Comparing year over year (August 2020 to August 2021) is better than comparing the previous month because we have defined seasonality trends. Trends are starting to go back to historical norms, and anecdotally, people are starting to feel a pressure release. Seasonality is coming back to the market, which means things are starting to slow down. Showing trends are down this month to 12 showings per property, which is still higher than the histor...
